Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. That matters to every buyer and seller in Kitsap County right now. Higher borrowing costs did not slow every part of this market the same way. Some ZIP codes held firm. Others softened. Knowing which is which changes what you should do next.

These numbers cover the three months ending August 31, 2026. That is the period the Real Estate Data Aggregator counted.

The standout: 98311 in Bremerton

The Real Estate Data Aggregator counted 82 homes sold in ZIP 98311 in the three months ending August 31, 2026. The median sale price was $527,796, up 5.9% from the same months of 2025. That gain held even as rates topped 7%. Homes there took a median of just 7 days to sell, unchanged from a year before.

The wider rate picture

Realtor.com also reported that price cuts hit 20.8% of listings nationally in September, the highest share since October 2022. Active listings nationally grew 5.5% year over year, topping 1.16 million homes, according to Realtor.com. Kitsap County does not look like that national picture in every ZIP code.

How the other ZIP codes compare

Not every part of Kitsap County moved the same way. The Real Estate Data Aggregator counted results across ten ZIP codes with meaningful sales volume. Some prices rose. Some dipped a little. Speed and competition varied a lot by location.

Where prices rose despite higher rates

The Real Estate Data Aggregator shows that Kingston (98346) posted the biggest price gain: up 22.2% to a median of $846,413. Seabeck (98380) rose 14.6% to $745,000. Bremerton (98337) climbed 10.8% to $421,322. Those gains came even as Realtor.com reported rates above 7%.

Bainbridge Island (98110) held steady too. The Real Estate Data Aggregator counted a median of $1,300,280, up 2%, with median days on market dropping 9 days shorter to just 10 days.

Where it softened a little

Some prices dipped. Poulsbo (98370) slipped 5.1% to $674,522. Port Orchard (98367) fell 3.6% to $626,390. Silverdale (98383) dropped 2.5% to $598,450. Port Orchard (98366) edged down 1.2% to $494,412. These are real dips, not collapses. Sales still closed, and pending sales in 98383 rose 8.7% from a year before, according to the Real Estate Data Aggregator.

Seabeck (98380) is worth a closer look. The median price rose 14.6% to $745,000, but median days on market stretched to 37 days. The Real Estate Data Aggregator also shows that only 5.9% of homes there sold above list price, down 22.7 points from 2025. Higher price, slower pace. Prep and pricing matter more in that ZIP.

What the national picture adds

The Federal Housing Finance Agency reported that U.S. house prices rose 2.4% from August 2025 to August 2026. Several Kitsap ZIP codes beat that pace. The weekly average mortgage rate for the four weeks ending October 25, 2026 was 7.32%, according to Redfin. That rate affects what buyers can afford, and it is real. Still, the Real Estate Data Aggregator shows that demand held in several parts of this market.

What this means for you

If you are in 98311 or 98310, the data shows tight supply and fast sales. If you are in 98367, 98380 or 98346, there is more supply and homes are sitting longer. Pricing and preparation carry more weight in those spots. One ZIP code can read very differently from the next, and one street can read differently from the whole ZIP code.

In short
  1. Mortgage rates above 7% did not stop prices from rising in several Kitsap ZIP codes.
  2. The Real Estate Data Aggregator shows 98311 at $527,796, up 5.9%, with a median of 7 days to sell.
  3. Other ZIPs softened a little.
  4. Where you are in this market matters more than the county average.
