More listings are showing up, but GH & UP still moves fast
The one fact that changes what you should do: more competition is here. The Real Estate Data Aggregator counted 53 homes for sale in 98466 in the three months ending July 31, 2026, up 8.2% from a year before. That means buyers have more to look at. For sellers, pricing right matters more than it did last year.
Even so, the market is not slow. The Real Estate Data Aggregator recorded a median of 10 days on market in 98466, unchanged from the same period in 2025. Half of all homes there went under contract within two weeks of listing. That pace is real, not a fluke.
Nationally, Realtor.com reported active listings topped 1.16 million homes for sale in September 2026. Realtor.com also noted mortgage rates climbed above 7% for the first time since January 2025. Those two things together give buyers a little more room to compare, but they do not mean sellers are stuck.
What the numbers say, ZIP by ZIP
These figures cover the three months ending July 31, 2026. Each ZIP reads a little differently from the others.
98466: Fast, but fewer bidding wars
The Real Estate Data Aggregator counted 89 homes sold in 98466, down 9.2% from a year before. The median sale price rose 8.7% to $690,000. Homes moved in a median of 10 days. The share that sold above list price was 37.1%, down 6.8 points from last year. Fewer overbids, but still a quick market.
98467: More sellers, more buyers too
The Real Estate Data Aggregator found homes for sale in 98467 up 16.1% from a year ago, to 36. That sounds like more competition. But pending sales rose 24.5% in the same period, to 61. Demand kept up. The median sale price dipped 8.4% to $701,475. Not every number points the same way, and that is worth knowing before you price.
98329: The one ZIP that is moving slower
The Real Estate Data Aggregator shows 98329 reading differently from the rest. Median days on market hit 37, up 23 days from a year before. Homes sold fell 26.5% to 36. The share that went under contract within two weeks dropped 30.3 points to 35.7%. Prices still rose 5.7% to $645,000, but this ZIP needs a sharper eye on pricing than its neighbors.
98332: The market where sellers are holding their ground
The Real Estate Data Aggregator counted 93 homes sold in 98332, up 8.1%. The median sale price rose 7.5% to $999,950. The average sale closed at exactly 100% of list price, up 0.6 points. The share that sold above list rose 7.7 points to 33.3%. Of all five ZIPs, this one shows sellers giving the least ground.
98335: More homes sold, a little more time to decide
The Real Estate Data Aggregator recorded 113 homes sold in 98335, up 13%. Homes for sale rose 10.3% to 107. Median days on market came in at 13, up 5 days from a year before. The median sale price was $960,000, up 2.4%. More choices for buyers, still a reasonable pace for sellers who price well.
The wider picture
Nationally, Realtor.com reported price cuts hit 20.8% of listings in September, the highest share since October 2022. The Federal Housing Finance Agency put U.S. house prices up 2.6% from July 2025 to July 2026. GH and UP prices are running ahead of that national pace in most ZIPs. That gap is worth keeping in mind.
