The one fact that matters most right now: in ZIP 98362, the Real Estate Data Aggregator counted median days on market at 31 days for the three months ending August 31, 2026. That is 16 days longer than the same period in 2025. Sellers who priced for last year's pace may need to rethink.

That slower pace is not just a local quirk. Realtor.com reported that 20.8% of listings nationally had price cuts in September 2026, the highest share since October 2022. Homes that are priced a little too high are sitting everywhere right now, not just here.

Port Angeles 98362: more sales, more inventory, slower days

The Real Estate Data Aggregator counted 97 homes sold in 98362 for the three months ending August 31, 2026. That is up 18.3% from the same months in 2025. More homes are selling, which is good news.

At the same time, inventory rose. The Real Estate Data Aggregator counted 92 homes for sale in 98362, up 9.5% from a year before. More choices for buyers means sellers face a little more competition.

The median sale price in 98362 came in at $469,000, down 1.3% from a year before, according to the Real Estate Data Aggregator. Prices dipped a little. That is worth knowing, but the drop is small.

Homes that did sell came close to their asking price. The Real Estate Data Aggregator put the average sale-to-list ratio in 98362 at 98.1%, up 0.4 points from a year ago. Sharp pricing still gets results.

98363 Port Angeles: faster sales on the west side

Forks 98331: small market, fast movers

Forks is a small market. The Real Estate Data Aggregator counted 7 homes sold in 98331 for the three months ending August 31, 2026, with a median of just 12 days on market.

Nearly three in four homes went under contract within two weeks. The Real Estate Data Aggregator put that share at 71.4%. With only 14 homes for sale and 6.1 months of supply, this market moves differently from Port Angeles.

The median sale price in 98331 was $501,000, per the Real Estate Data Aggregator. The average sale came in at 94.7% of list price, which means some negotiation is happening even in a fast market.

Beaver, Clallam Bay and Sekiu: thin but active

These are small, rural pockets. The Real Estate Data Aggregator counted 2 homes sold in 98305 (Beaver) and 2 pending sales, with a sale-to-list ratio of 91.2%. Thin volume means one sale can shift the numbers a lot.

In 98326 (Clallam Bay), the Real Estate Data Aggregator counted 4 homes for sale and 5 new listings. In 98381 (Sekiu), it counted 2 homes for sale and 2 pending sales, with 0% going under contract within two weeks.

The Real Estate Data Aggregator has no sold-price or days-on-market counts for ZIP codes 98324, 98343, 98350 and 98357. The story for those parts of the market comes from the websites alone.

The wider picture: rates and price cuts

Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. That raises the monthly cost for buyers and slows decisions.

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Prices are still up nationally, even as local markets like Sequim and Port Angeles saw modest dips.

Nationally, Realtor.com counted 20.8% of listings with price cuts in September 2026, the highest share since October 2022. That pattern fits what the Real Estate Data Aggregator shows here: more inventory, longer days, and a need for sharp pricing.

In short
  1. Port Angeles and Sequim are selling more homes than a year ago.
  2. But days on market are up, inventory is growing, and prices have dipped a little in both areas.
  3. Homes that are priced right are still going under contract.
  4. Homes that are not are sitting.
  5. That is the line sellers need to be on the right side of.

One more thing worth knowing: one street can read very differently from the whole ZIP code. The numbers above cover large areas. Your block may be moving faster or slower than the median shows.
