Another part of Jefferson Co Buy Box is giving buyers more room to negotiate

One number tells the story for ZIP 98320 right now. The Real Estate Data Aggregator counted 8.1 months of supply there in the three months ending July 31, 2026. That is the most of any ZIP code in the Jefferson Co Buy Box. More supply means buyers have more homes to compare, and more room to push on price and terms.

That supply number is not just a local story. Realtor.com reported that 20.8% of listings across the country had price reductions in September 2026. That was the highest share since October 2022. Buyers in ZIP 98320 are feeling the same shift, and the local numbers back it up.

The Real Estate Data Aggregator found that the average sale in ZIP 98320 closed at 94% of list price. No home sold above list price there. That is a real gap between asking and getting. Sellers who price too high are leaving money on the table, or not selling at all.

Homes in ZIP 98320 took a median of 37 days to sell, according to the Real Estate Data Aggregator. Only 27.3% went under contract within two weeks of listing. Buyers have time to look around and make careful offers.

ZIP 98368 had only 2.8 months of supply and homes sold in a median of 19 days, per the Real Estate Data Aggregator. That is a very different feel from ZIP 98320. The two ZIPs are in the same county, but they are not the same market.

ZIP 98339 moved fast too. The Real Estate Data Aggregator found a median of 10 days on market there, and 66.7% of homes went under contract within two weeks. Small sample, but the pace was real.

What is driving this nationally

Realtor.com reported that mortgage rates topped 7% in September 2026, the first time since January 2025. Higher rates slow buyer demand. That gives sellers one more reason to price carefully, especially in the slower ZIPs.

The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Prices are still up nationally, but the pace is modest. Locally, the story splits by ZIP code.

Higher rates are also pressing on renters in this region. Realtor.com reported that the median asking rent in Louisville/Jefferson County, KY-IN was $1,217 in August 2026, down 1.4% from a year before. Rents slipping while rates rise is a signal that household budgets are stretched on both sides of the buy-or-rent decision.

What this means if you own a home here

In ZIP 98320, pricing right matters more than anywhere else in the Buy Box right now. The Real Estate Data Aggregator shows homes there closed at 94% of list price on average. A price that is even a little high will sit. Buyers know they have options.

In ZIP 98368, the picture is calmer for sellers. Supply is lower, homes move faster, and the sale-to-list ratio held at 98.2%, per the Real Estate Data Aggregator. Pricing still matters, but the margin for error is a bit wider.

ZIP 98365 saw median prices rise 7.2% year over year, according to the Real Estate Data Aggregator. Homes took 41 days to sell, and supply sat at 6.1 months. Prices are up, but buyers have time. Both things can be true at once.
