Bainbridge is moving fast even with more listings

Here is the one number that tells the story. The Real Estate Data Aggregator counted 57.6% of homes in ZIP 98110 going under contract within two weeks of listing. That share rose 8.7 points from the same months a year ago. More competition from other sellers did not slow this market much.

Nationally, Realtor.com reported active listings topped 1.16 million homes in September 2026. Mortgage rates climbed above 7% for the first time since January 2025, also according to Realtor.com. Those are real headwinds for buyers. Yet Bainbridge held firm.

The Real Estate Data Aggregator tracked 147 homes sold in ZIP 98110 in the three months ending July 31, 2026. That is up 12.2% from the same period a year before. The median sale price came in at $1,296,280, up 3.7% year over year.

The Real Estate Data Aggregator put the median days on market at 7 days in 98110. That is 4 days shorter than the same months a year ago. Homes that are priced and prepared well are not sitting long.

The Real Estate Data Aggregator also showed 46.3% of homes in 98110 sold above list price. That share dipped 2.6 points from a year ago. Not every home drew multiple offers, but nearly half still closed over asking.

New listings in 98110 rose 16.3% year over year, the Real Estate Data Aggregator found. More sellers came to market. Yet supply stayed tight at 2.3 months. Buyers absorbed the new inventory quickly.

What the Real Estate Data Aggregator counted in 98070 (Vashon)

The story for 98070 is a little different. The Real Estate Data Aggregator counted 50 homes sold there in the three months ending July 31, 2026, up 25% year over year. That is strong volume.

The median sale price in 98070 came in at $890,000, down 4.3% from a year ago. Prices dipped a little. Even so, the Real Estate Data Aggregator put the average sale-to-list ratio at 100%. Sellers still got their asking price, on average.

The Real Estate Data Aggregator found 54.4% of 98070 homes went under contract within two weeks. That share rose 4.4 points year over year. And 24% of homes sold above list, up 11.5 points from a year ago.

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. The 98110 median of $1,296,280 outpaced that national pace. Vashon's 4.3% price dip is a reminder that the two islands do not always move together.
