One part of Mason Co Buy Box is moving faster and selling closer to list

Nationally, Realtor.com reported that 20.8% of listings took a price cut in September, the highest share since October 2022. In ZIP 98584, that pressure looked different. Pricing still matters, but well-positioned homes moved fast and landed close to asking price.

The Real Estate Data Aggregator counted 106 homes sold in ZIP 98584 in the three months ending July 31, 2026. That is the largest single-ZIP volume in the Mason Co Buy Box. The median days on market was 14 days, four days shorter than the same period in 2025.

Nearly 3 in 10 homes in ZIP 98584 sold above list price. The Real Estate Data Aggregator put that share at 27.4%, up 7.4 points from the same period in 2025. That is a meaningful move in the right direction for sellers.

How the other ZIP codes compared

Not every part of Mason Co Buy Box looked the same. The Real Estate Data Aggregator shows the picture varied quite a bit across ZIP codes in the three months ending July 31, 2026.

ZIP 98528 also held up well. The Real Estate Data Aggregator counted 36 homes sold there, with a 99.3% sale-to-list ratio and 3.4 months of supply. Pending sales rose 46.7% from 2025.

ZIP 98524 told a harder story. The Real Estate Data Aggregator recorded only 20 homes sold, down 44.4% from 2025. Homes for sale jumped 150%. Median days on market was 34 days, 14 days longer than 2025. Supply reached 6.9 months.

ZIP 98548 moved quickly at 15 days on market, but the sale-to-list ratio slipped to 96.1%. No homes sold above list price in that period, down 30.4 points from 2025. Months of supply reached 10.7.

What the national picture adds

Realtor.com reported mortgage rates topped 7% for the first time since January 2025. That affects buyers across the country, including here. Higher rates can slow decisions and stretch timelines.

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Month over month, prices rose 0.3% in July on a seasonally adjusted basis. Prices are still moving, just more carefully.

Against that backdrop, a 99.4% sale-to-list ratio and a 14-day median in ZIP 98584 stand out. Well-priced homes in the right ZIP code are still finding buyers.

The smaller ZIP codes

ZIP 98555 had only 5 homes sold, but the Real Estate Data Aggregator put the sale-to-list ratio at 100.7% and 40% sold above list. Small sample, but worth noting.

ZIP 98588 had 7 homes sold with a 10-day median, the fastest in the market. Sale-to-list was 96.1% and no homes sold above list. ZIP 98560 had just 1 home sold with a 100% sale-to-list ratio. Both ZIPs have very few transactions, so read those numbers carefully.
