The tightest part of Pierce Co Buy Box still moved fast in late summer

Rates matter. Realtor.com reported mortgage rates climbed above 7% for the first time since January 2025. That is the backdrop for every number below. Even so, the tightest corner of Pierce Co Buy Box kept moving.

The Real Estate Data Aggregator counted just 1.2 months of supply in ZIP 98465 for the three months ending July 31, 2026. That is the tightest reading in this market. So what: sellers there had very little competition.

The Real Estate Data Aggregator found that 64% of homes in ZIP 98465 went under contract within two weeks of listing. That is nearly two in three homes. Buyers in that ZIP needed to be ready on timing and terms.

ZIP 98406 led all ZIPs at 69.8%, per the Real Estate Data Aggregator. ZIP 98403 was close behind at 68%. ZIP 98465 at 64% rounded out the top three. Not every ZIP moved that fast. ZIP 98373 saw just 35.6% go under contract within two weeks.

Six ZIPs sat at or below 2 months of supply. That is a seller-leaning reading in most markets. The loosest ZIP in this group was 98338 at 3.7 months, per the Real Estate Data Aggregator. That is still not a buyer's market, but it gave shoppers more room.

Prices moved in both directions. The Real Estate Data Aggregator showed ZIP 98407 up 7.9% year over year to $723,750. ZIP 98465 showed a median of $535,000, down 22.4% from a year before. A price drop in a tight-supply ZIP can mean the mix of homes that sold shifted, not that values fell across the board. One ZIP's number does not tell the whole story for your street.

Every ZIP in this group averaged at or above list price. ZIP 98406 led at 101.7%, per the Real Estate Data Aggregator. That means sellers who priced right were not leaving money on the table, even with rates above 7%.

The national picture behind these local numbers

Realtor.com reported that 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. The Federal Housing Finance Agency put U.S. home price growth at 2.6% year over year through July 2026. Pierce Co Buy Box's tightest ZIPs held up better than that national softening suggests.
